Today, many people in Nevada aren’t buying a home not because they don’t want to, but because saving for the down payment and closing costs is a real challenge.
Even those with stable jobs, solid income, and the ability to afford a monthly mortgage often get left out because of that upfront expense.
But here’s the good news: there are assistance programs designed to help with those initial costs.
And today, we’re going to talk about one of them: Worker Advantage, a program created specifically for workers.
What Is the Worker Advantage Program?
It’s an assistance program designed to help people gather the funds needed to buy a home.
Its goal is to support individuals who can afford homeownership but need help taking that first step.
The program provides $20,000 toward the down payment and closing costs, or to buy down the interest rate on the main loan.
It is not free money. The $20,000 comes as a 30-year second mortgage with no interest and no monthly payments, and it is never forgiven. It must be repaid in full when you sell or transfer the home, refinance, pay off the first mortgage, or stop living in it.
Who Can Apply for This Assistance Program?
- Have a minimum credit score of 640
- Have lived in Nevada for at least 6 months
- Meet the income limit, which varies depending on the county where you live
- Work in an “essential worker” profession, such as healthcare, education, public safety, or construction
Important: This assistance can be used toward the full down payment, closing costs, or to help lower the interest rate on the main loan.
In addition, many properties offer seller assistance to help cover some of the costs. When you combine that help with this program, in many cases you can buy a home with very little money out of your own pocket.
Other official requirements: the home must be your primary residence, each borrower must complete a homebuyer education course before closing, there is a maximum purchase price, and you cannot have used a Home Is Possible program before. In Clark County, the household income limit is $147,300 (effective June 2026). You do not need to be a first-time homebuyer.
How to Know If You Qualify: Required Documents
- Social Security card
- Two (2) recent pay stubs
- Two (2) bank statements
- Tax returns from the last two (2) years
- Last year’s W-2
- Proof of address
Keep this in mind:
Meeting these requirements helps the process, but not every situation is the same.
Everyone’s circumstances are different, and that can open the door to different options for buying a home.
If this assistance program isn’t the right fit for you right now, there are other alternatives that may better match your needs and help you get closer to your goal of owning a home.
Important: If you already have these documents ready, the next step is pre-qualification.
